Ok, what house advice can I get here?

    In many countries houses and properties are only purchase with cash (or its equivalent).

    Ugh, I'd never have a decent place then. :???:

    Man, I feel sooo f-ing much better after hearing from the bank. I hate to admit it, but I was almost starting to feel a bit hopeless there and that it wasn't gonna happen. Today that feeling is all turned around.

    I'm walking tall and laughing easy, it feels good.

    I was out on the street and got a drive up customer. They offered me $1,200/mos to rent the place as is starting immediately. :shock:

    The bank called, it's a yes! :D

    We're keeping our current home and renting it out and going ahead and buying the new house. I just got off the phone with the realtors, had one take my house off the market and officially asked him to manage our current home and the other to tell him to get busy closing on our new house.

    It's happening, it's f-ing really happening. I think I'm in shock, but in a good way. I just took the "for sale" sign down and I'm tingling all over.

    So like does that mean if you keep it rented you could eventually have like two homes instead of one?

    Do you manage them all or have someone else do it? Renting some out I assume?

    I manage them. The effort varies, one property I've had the same tenant for 7 years.

    Well we got our close date! "August 30th or sooner", with occupancy 15 days after that.

    I got the home inspection scheduled for Monday morning and I am pushing this sucker like a bad dog to get the closing done sooner. Turns out my wife's friend at the bank is now the president of it, so we might have a bit of luck getting the funds quick....just gotta push some realtors to get on the title work.

    WE GOT OUR F-ING DREAM HOUSE!! I CAN'T F-ING BELIEVE IT!! I DIDN'T THINK THIS WAS GOING TO REALLY HAPPEN!! :shock: :D :shock:

    We did a home inspection on the new house today, 3 long hours of detailed examination and explanations by a professional. I was mesmerized.

    It passed with flying colours, it gets better the closer we examine it. :)

    Then we had a foundation guy come to give us a price on our current house to fix it, and that isn't as happy news....about 3/4th of the foundation needs to be replaced. Probably in the 30-40k range and a 3 week job. :???:

    Congrats, and ouch on fixing up the old house. How much is the realtor charging to manage it? After all even with their fee's at 14,400 USD a year for someone renting it, that wouldn't take long to pay off.

    I do hope you are planning on paying off the mortgage on that house as soon as possible? :) I always hate seeing people throw away money on interest.

    Congrats again on the new house. It looks very nice. :)

    Ahh SB. You hate people spending money on interest, you hate people wasting power and you like expensive graphics cards. What a funny lifestyle! :)

    Heh, I used to only buy midrange CPUs, memory, GPUs, and HDDs. But since I started cutting out unnecessary expenses, I can afford to splurge a bit more on this hobby and at the same time still save money. :)

    I haven't taken out a loan or used credit for anything in well over a decade now. If I can't afford to pay cash, I can't afford to own whatever it is I'm looking at. :)

    Not bad for them managing everything.

    My feelings exactly. We'll still be making a tidy monthly profit, but without the headaches...a win/win situation.

    Ugh, just met with a lawyer about my foundation options on this house. My brain hurts. :(
